1. Items Stored Too Close to Sprinkler Heads

  • Any item placed within 18 inches of a sprinkler head is a life-threatening deficiency.
  • This includes personal items like shoeboxes or clothing on shelves, or even items stored by management or staff.
  • The shelf itself is not considered an issue—only what is placed on it.

2. Paint or Debris on Sprinkler Heads

  • Under NSPIRE, only sprinkler heads that have 75% or more of their surface area covered with paint or foreign material are considered deficient.
  • If the coverage is less than 75%, it is not recordable.
  • If 75% or more is covered, it’s a life-threatening deficiency and must be addressed immediately.

3. Corrosion

  • Rust or corrosion on the sprinkler assembly—including the control arms, diffuser, or thermal link—is a life-threatening deficiency.
  • However, rust on the trim ring or escutcheons (the circular plate surrounding the sprinkler) alone is not considered a deficiency.
  • Be sure to inspect the sprinkler components closely to identify corrosion.

4. Missing or Damaged Trim Rings or Escutcheons

  • A missing trim ring or escutcheon is a life-threatening deficiency.
  • This is a common issue and easy to overlook, so we recommend routine visual checks to ensure these parts are intact.
