Inside the Units, In Common Areas, outside:

  • Exposed Wires: Whether in the unit, common areas, or outside, exposed electrical wires are a major deficiency. For example, if a garbage disposal’s stress clamp is missing, creating a half-inch gap, or if the Romex jacket has been stripped back too far, exposing the insulated wires, it will be marked as a significant deficiency. This can result in a 24-hour fix to pass inspection.

Common Defects:

  • Conduit Issues: Broken or disconnected conduits that expose insulated wires are also a life-threatening deficiency. This is common and needs immediate attention.
  • Hardwired Smoke Detectors: If a hardwired smoke detector is pulled loose, even if it still functions, it is considered a life-threatening defect, resulting in a 24-hour fix requirement.
  • Improper Installations: Any opening or gap around light fixtures, outlets, or switches measuring 1/2 inch or more is a life-threatening defect due to the potential for exposed wires.
  • Not Enclosed or Uninsulated Wiring: Any electrical conductor that is not properly enclosed or insulated is a serious deficiency. This includes damaged or missing sheathing that exposes wires, open ports, missing knockouts, missing outlet or switch covers, or missing breakers or fuses.
